J. L.

Brownstone Owner, Brooklyn, NY

“He actually came to the house. That was a tremendous surprise because most of this stuff is done either over the telephone or online. Stu found us a great policy and really seemed to put in a lot of effort to make sure that he understood what our needs were… Stu felt we were underinsured and despite bringing all the coverages up to what he and I agreed was a better level, we still ended up with a big savings on our premium.”

S. S.

Building Manager, 20 Multifamily and Mixed-Use Properties, Queens, NY

“Basically what prompted me to use him – it was also the knowledge not only in insurance but in real estate in general. His knowledge is so broad… He knows what, I guess, every property needs to be covered for. And that’s what I need in my business.

For the fact that I met him personally; I never met any of these other brokers I’ve been doing business with in real estate. That’s the biggest difference, I guess, the personal service that he normally gives.”

J. B.

Property Manager, Family Real Estate Business, Multifamily Homes, Brooklyn, NY

“The bigger insurance companies will give their attention to somebody who’s got 200 units. So a guy like me, they’re just going to ship the policy out. Stu works with people like me, so he can sort of delve deeper… Other people just say I like my broker and I send him a check. But Stu is better for me because we can really hash it out over a day or two, or I can take a week, and we can figure out what the best way to go is.

We ended up saving 30% or 40% on some buildings. They were just significant numbers: anywhere, depending on the building, between 10% and 40%. And they were tending to be substantial.”

C. P.

Licensed Real Estate Broker, Manhattan

Condo-converter; Manages and owns multi-unit apartment buildings with over 400 tenants

“Stu made it very easy for us because he gave us good premiums, good coverage, and he was actually able to sit down with me and tell me what I needed for insurance and what I didn’t need– almost like a very good education. We’ve been with Stu now – it’s probably going on our third year and the pricing has remained consistent. I’ve saved at least 20%.

He’s great. I don’t know what else to say. I’m very happy, very happy with him and I told him he can’t retire. He has to stay working!”

G. M.

25-Year Real Estate Investor, New York City

Currently owns several apartment buildings in Harlem

“He is cordial. He is professional. He’s patient. No question to him is an ignorant question. You feel like you are being represented by an individual that has your property or your business at heart. For most business owners your business is your life. You want to protect that as much as possible, and he makes you feel you are being protected. He also lets you know about new laws in the (real estate) industry and that’s very, very helpful.

On each policy he saved me at least $500 and I got more coverage. And I got the earthquake insurance that I’ve been requesting (of other brokers) for the last past ten years! I even got that included to the policy.”

D. L.

Senior VP, Insurance Underwriter

“No one ever thinks that they’re going to have a claim but, if they have a claim Stu is quite active in taking his clients’ needs and making sure they’re being addressed — from us, from our carrier, from anyone that’s involved. There was a claim with one of his clients… Stu took the time to find additional, pertinent information which we shared with the carrier so that his client was made whole.

I talk to Stu a couple of times a week and I don’t talk to anybody else that many times in months. Stu lets me know if there’s something coming or should be addressed or needs to be looked at. Stu makes sure that everyone is doing what they should be doing.”

J. S.

Director, Real Estate Firm, Manhattan

Clients include corporations and property management firms

“A mini tornado swept through Manhattan and in ten minutes toppled 200 trees in Central Park. Our properties were in the path of this wind current. Horizontal trees from adjacent properties blocked access and damage to one of our buildings, causing New York City Department of Buildings to issue a partial vacate. It was total chaos.

Mr. Cohen was the sure, steady “go-to” person. He made sure the adjuster arrived promptly and even personally came down to our properties to offer his help. We consulted arborists who concluded that they needed to close the street and use cranes to lift the enormous tress over the building. Mr. Cohen found a tree service which was able to cut down the trees without such extreme measures. They did so quickly and even saved the insurance company a great deal of money!”

"Dear Stu,
With your help you saved us over a $1000.
We couldn’t believe you even got us flood protection in the huge savings. Thank you again."
-Mr & Mrs. P.

Mr. and Mrs. P came to CBO owning a 2 family brick home on Avenue J. They were paying over $2605 a year with Travelers and were unhappy with that high of a payment. When Stu heard about this, he knew he could do better. So he worked hard for them and managed to write them a new policy at $1160 a year including flood protection! Needless to say, Mr. and Mrs. P are extremely happy with their new coverage and look forward to continuing work with CBO.

As owners look to save money, Cohen keeps up the house calls
BY JASON TURCOTTE

When it comes to insuring your assets,Stu Cohen insists ignorance is not bliss. An insurance broker with more than 30 years in the business, he’s worked tirelessly to save money for building owners throughout the city and as principal of City Builders Owners Insurance Program he’s stressing that there’s no better time than now for owners to take a closer look at their coverage. Since his Somers, N.Y.-based company launched its building insurance specialty four years ago, Cohenhas seen double-digitgrowth in real estaterelated business each year. And that growth has proved even more pronounced after the country’s economy went south.

Hi Mr. Cohen:

First of all, I would like to thank you very much for returning my phone call so promptly. I know you are busy man who gets pulled in every direction. As a long time customer, I have never had the kind of service from an insurance agency, as I have from your personnel. They are industrious, knowledgeable and have gone far above any expectation someone would have, all in a professional and congenial manner. There aren’t enough superlatives to adequately describe your office and the people who work there. I thank you for your time. God
bless.
