NYC Launches Containerization Requirements for Residential Trash

What smaller property building owners need to know to be in compliance with the new city trash container rules.

On November 12, 2024, new rules went into effect that require smaller properties to put residential trash in dedicated containers. The goal is to eliminate the mountains of trash bags that pile up on city streets. The first phase of the city’s plan applies to residential properties with up to nine units.

Trash Containerization Rules for Residential Properties (1-9 Units)

All residential properties with one to nine units are required to use bins with secure lids when putting out trash for collection by the New York City Department of Sanitation (DSNY). The bins may not exceed 55 gallons.

Building owners who already set out trash in a container with a secure lid can continue using their current bins until June 2026. At that time, they’ll need to switch to the Official NYC Bin, the next step in the city’s war against the ubiquitous piles of black trash bags. Owners who need to purchase a bin should buy the officially sanctioned—and soon-to-be-required—NYC Bin.

Official NYC Bins: Coming Soon to Your Neighborhood

In July 2024, New York City introduced the NYC Bin as the official trash collection container for one- and two-family homes and properties with up to nine residential units. Available in two sizes, 45 and 35 gallons, the bins are available for purchase online and at 1-855-NYC-BINS.

As noted above, use of the NYC Bin will become mandatory in June 2026. Until then, owners can set out trash in any container with a secure lid, provided it falls within the 55-gallon limit.

Visiting the online store for the NYC Bin will also show separate bins available for recycling and composting. These official bins are not required.

Other Properties Subject to New Containerization Rules

In addition to residential properties with up to nine units, the new containerization rules apply to the following special-use buildings that receive DSNY collection:

  • City agencies
  • Nonprofits
  • Houses of worship
  • Professional offices in residential buildings

Containerization in Residential Properties with 10+ Units

The city has a separate containerization plan for larger residential buildings.

  • 31+ units. These properties will be required to use stationary, on-street containers. Each of these containers will be assigned to a specific building.
  • 10-30 units. Properties in this category will have the choice of using either the stationary containers or the NYC Bins.
